The multifamily housing industry just got its first taste of agentic AI at scale. At RealWorld 2025, RealPage introduced the Lumina AI Workforce, a coordinated network of intelligent agents designed to work alongside human teams in leasing, operations, facilities, finance, and resident engagement.
The debut, attended by nearly 1,500 industry pros, signals a shift away from piecemeal automation toward AI systems that act, learn, and collaborate across property management domains—without forcing teams to juggle disconnected tools.
One Workforce, Five Specialists
Unveiled in June but now taking center stage, the Lumina AI Workforce starts with five agents:
- AI Leasing Agent – Handles prospect inquiries through to signed leases.
- AI Resident Agent – Communicates with tenants, boosts engagement, and supports retention.
- AI Operations Agent – Automates renewals, move-ins, audits, and reporting.
- AI Facilities Agent – Manages maintenance requests, schedules inspections, coordinates with vendors.
- AI Finance Agent – Codes invoices, reconciles accounts, catches errors, and generates reports.
Unlike standalone bots, these agents share data and context, operating within familiar RealPage platforms like OneSite, Knock, and LOFT. The result: staff get time back for high-value, human-focused work—like building resident relationships—while routine, error-prone tasks stay on autopilot.
AI Meets the Human Element
“AI’s real promise lies in how it reshapes the human experience of work,” said Dana Jones, RealPage CEO and President. “It’s about removing daily barriers, reducing burnout, and giving teams the bandwidth to focus on what matters most.”
The platform’s design leans heavily on collaboration rather than replacement—something RealPage emphasized in its joint session with OpenAI at the event. Moderated by journalist David Pogue, the talk tackled affordability, accessibility, and responsible AI deployment in housing.
Built on Security and Scale
Under the hood, the Lumina AI Workforce runs on the Lumina AI Data Platform, RealPage’s multi-year investment in deeply integrated AI infrastructure. Lance French, RealPage CIO, stressed that security, governance, and compliance are baked into the system from the start, positioning it as an enterprise-grade, trust-first solution.
That focus on reliability may help differentiate Lumina in a market where AI adoption is accelerating—but skepticism over data protection remains high.
The Bigger Picture
The launch comes as property tech vendors race to embed AI deeper into their ecosystems. While competitors offer automation modules, RealPage is betting that a coordinated, agent-based model—paired with seamless integration into core software—will set a new standard for operational efficiency in multifamily housing.
If it delivers, leasing agents, property managers, and maintenance teams may soon find themselves working shoulder-to-shoulder with AI counterparts that don’t take coffee breaks.
